X-factor: The home has four bedrooms, which isn’t common in the sought-after neighbourhood according to The Star’s expert real estate agent, Othneil Litchmore.
The listing at 24 Chilton Rd. is located in East York and is a detached home that offers four bedrooms, one bathroom, and a garage.
Close to the Don Valley Parkway and the Danforth, Litchmore says the home is in a prime, sought-after neighbourhood. 
“You’re about 10 minutes from downtown, about maybe a 20 minute walk to the subway. It’s close to a lot of well-to-do, high income areas,” he explained. “I think that’s what’s probably the main driver of the prize, just the location.”
The home, which is more than 100-years-old, has gumwood trim and stained glass windows.
“Chances are someone’s gonna go in and do major renovations,” Litchmore said. Though the appliances look “relatively new,” he estimated that some parts of the house were likely remodelled in the 1970s or 1980s and “need a whole refresh to bring it into the 21st century.”
In the backyard is a deck, some green space with a large tree, and a one-car garage.
The basement is not finished but is a large space and where the laundry is located.
The home is ideal for those who want to stay in the city and a family with a high household income, potentially first time buyers or someone upgrading from a condo according to Litchmore. He said the neighbourhood is a mix of owners who have likely lived in their homes for several decades with younger families moving in. 
The September report has not yet been released, but the Toronto Regional Real Estate Board’s August report found that the average price of a detached home in the city was $1,692,239.
Litchmore said he thinks the property is priced fairly, especially compared to the surround area.
“Homes in the neighbourhood have sold for 1.2 million to 1.4 million, so it’s not unusual for the neighbourhood,” he said. “But I think it’s more than likely that whoever buys it is going to sink a couple $1,000 or maybe $100,000 into it to keep it modern.”
